BURN COTTAGE - BOOKING TERMS & CONDITIONS
Bookings and Reservations
Once you have confirmed that Burn Cottage is available for the period you want to stay you will need to make a payment of £100 of the rental fee as a deposit with the balance payable 4 weeks before your arrival date. If the booking is made less than 4 weeks prior to your arrival date the rental fee is payable in full at the time of booking. If we don’t receive the full balance 4 weeks prior to your arrival we will have to treat the property as being available for someone else.
Arrival and Departure
Check in time is after 4pm on the day of arrival. Please let us know if you will be arriving late (after 8pm). Check out is by 10am on the date of departure.
Cancellations
If you have
to cancel your visit please notify us in writing or by e mail. If
you cancel your booking you will remain liable for the full amount
of the rental charges but we will try to re-let the property and if
successful will refund you all charges paid less the deposit.
We recommend that you take out insurance to protect you against the
costs of cancellation
Restrictions
Burn Cottage
has been designed specifically as a holiday cottage for couples and
so the booking contract is for occupancy by a maximum of two people
with a minimum duration of three consecutive nights.
In order to keep the quality of this accommodation to a very high
standard we regret that no pets are allowed in the cottage.
We reserve the right to terminate the rental immediately and remove
persons from the property due to breaches of the booking conditions,
serious damage to the property, or unreasonable
behaviour.
Cleaning and Breakages
During your
stay you are responsible for looking after Burn Cottage and its
contents. Please leave the cottage clean and tidy before you leave.
The cottage will be cleaned and fresh linen and towels provided
prior to your arrival. Additional cleaning and fresh linen can be
provided during your stay as frequently as you like for an
additional charge.
Subject to fair wear and tear you will be responsible for the full
cost of any breakages or losses. You are responsible for your own
property and valuables during your stay.
General
This agreement is under the terms of Schedule 4 section 8 of the Housing (Scotland) Act 1988 which gives you the right to occupy Burn Cottage for the agreed period and for holiday purposes only.
